Cantilever gate safety (EN 12453) and planning rules
Every automated cantilever gate in Ireland must comply with the Health and Safety Authority (HSA) powered-gate guidelines and European standard I.S. EN 12453 — including encoder force limitation, resistive safety edges, dual photocells and roller-carriage guards. Under Class 5 planning rules, domestic gates up to 2.0m high at an existing entrance need no planning permission.

Guide price for an electric galvanised steel cantilever sliding gate (with composite, timber or railed infill). Because a trackless cantilever gate hangs suspended 70mm–90mm above the driveway with a 35% counterbalance tail, allow 4.2m to 5.4m of straight side run-back behind your pier. No ground rail or trench is needed across the driveway opening.

- 1. Leading-edge vertical safety edge. An 8k2 resistive or optical rubber strip running the full height of the gate nose (or catch post) that immediately stops and reverses the motor on light contact.
- 2. Rear guide-post & run-back safety edge. As the long counterbalance tail travels back behind the pier, a rear safety edge on the guide post protects anyone standing near the pier or boundary wall from drawing-in or trapping hazards.
- 3. Enclosed monorail & carriage finger guards. Because the 8-wheel roller carriages sit inside the inverted C-channel monorail with end-brush/plate guards, feet and fingers are shielded from the rolling wheels.
- 4. Dual infrared photocell beams. One pair of photocells across the outside piers and a second pair covering the internal driveway / run-back zone prevent the gate closing or opening while a vehicle or person is in the path.
- 5. Motor encoder & manual release key. Built-in amperometric force detection slows the gate before each end-stop, and a key-operated release lever lets you slide the balanced gate open by hand in a power cut.
Class 5 planning exemption for cantilever gates in Ireland
Under Schedule 2, Part 1, Class 5 of the Planning and Development Regulations 2001 (S.I. No. 600 of 2001):
- Fitting a new or replacement cantilever gate at an existing domestic vehicular entrance is exempt from planning permission provided the gate and piers do not exceed 2.0 metres in height above ground level.
- Because a cantilever gate slides parallel to the inside of your front boundary wall, it never swings outward over a public footpath or road (complying with Section 70 of the Roads Act).
- Planning permission is required if you are knocking a roadside wall to make a new entrance or widen an existing entrance onto a public road, if the gate exceeds 2.0m in height, or if the house is a Protected Structure or in an Architectural Conservation Area (ACA).

Questions homeowners ask
Is a cantilever gate heavy to push open by hand in a power cut?
No — that is one of the best features of a properly balanced cantilever gate. Because the gate rides suspended on 16 sealed ball-bearing wheels with zero ground drag, once you turn the manual release key on the motor, even a 4.5-metre gate pushes open smoothly with one hand.
How often should an electric cantilever gate be serviced?
Once a year (€100 to €250) to test the resistive safety edge force levels, clean the photocell lenses, check the toothed rack mesh and inspect the carriage anchor bolts and end-catch shoe.
